Conditions or Reasons for Planning Application - CB/16/02327/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No development shall commence until the unauthorised extensions have been demolished in accordance with a scheme to be submitted to and approved in writing by the Local Planning Authority. The scheme, which shall be submitted within 2 months of the date of this permission shall include details of the method of demolition and timescale for the completion of demolition works. The subsequent demolition shall take place in accordance with the approved scheme and before the 7th March 2017.

Reason: In the interests of the visual amenities of the area and to ensure the removal of all unauthorised works prior to the commencement of development.

3) No development shall take place on the external finishes of the extensions hereby approved until samples of the materials to be used in the construction of the external surfaces of the development hereby permitted have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers Planning Statement; Location Plan; A010915/S01 Rev A; A010915/S02; A010915/DP11 Rev A; A010915/DP12 Rev A

Reason: To identify the approved plan/s and to avoid doubt.
