Conditions or Reasons for Planning Application - CB/16/02360/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No development shall commence until a schedule of works for making good the fabric of the existing building (interior and exterior) has been submitted to and approved in writing by the Local Planning Authority. The development shall only be carried out in accordance with the approved schedule of works
Reason: To ensure that the special historical and architectural interest and integrity of the listed building is conserved and maintained in accordance with policies CS15 and DM14 CSDMP & Section 12 of the NPPF.
3) No development shall commence until drawings of all new and proposed replacement windows and doors to a scale of 1:10 or 1:20, together with a specification of the materials and finishes has been submitted to and approved in writing by the Local Planning Authority. Details provided shall clearly show a section of the glazing bars, frame mouldings, door panels, the position of the door or window frame in relation to the face of the wall, the depth of the reveal and arch and sill details. The development shall be carried out only in accordance with the approved details.
Reason: To ensure that the proposed development/work is carried out in a manner that safeguards the historic character and appearance of the area. (Policies CS15 and DM14 CSDMP & Section 12, NPPF)
4) All rainwater goods shall be of cast iron and painted black unless otherwise agreed in writing by the Local Planning Authority.
Reason: To safeguard the special architectural and historic interest of this statutorily listed building, in accordance with Policy CS14 CSDMP.
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 16-14-P-L, 104, 105, 106, 107.

Reason: To identify the approved plans and to avoid doubt.
