Conditions or Reasons for Planning Application - CB/16/02432/FULL
Conditions or Reasons:
1) The premises shall only be open to customers of the vehicle sales business between the hours of 8.30am to 6pm Mondays to Saturdays and not at all on Sundays and Bank Holidays.

Reason: To safeguard the residential amenity which the occupiers of neighbouring properties might reasonably expect to enjoy.

2) Within three months of the date of this permission, a triangular vision splay shall be provided on each side of the access to the site and shall measure 1.8m along the fence, wall, hedge or other means of definition of the front boundary of the site, and 1.8m measured into the site at right angles to the same line along the side of the access. The vision splays so described and on land under the applicant's control shall be maintained free of any obstruction to visibility exceeding a height of 600mm above the adjoining footway level.

Reason: To provide adequate visibility between the existing highway and the access, and to make the access safe and convenient for the traffic which is likely to use it.

3) Within 3 months of the date of this permission, visibility splays shall be provided at the junction of the site access with the public highway before the development is brought into use. The minimum dimensions to provide the required splay lines shall be 2.4m measured along the centre line of the access from its junction with the channel of the public highway and 25m measured from the centre line of the access along the line of the channel of the public highway. The required vision splays shall, on land in the applicant's control, be kept free of any obstruction.

Reason: To provide adequate visibility between the existing highway and the proposed access, and to make the access safe and convenient for the traffic which is likely to use it.

4) Within three months of the date of this permission details of the construction and surfacing of the on site vehicular access shall be submitted to and approved in writing by the Local Planning Authority. These details shall include arrangements for surface water drainage from the site to soak away within the site so that it does not discharge into the highway or into the main drainage system. Within 3 months of the approval of the submitted details, the access shall be constructed and surfaced in a stable and durable manner in accordance with the approved details for a distance of 10m into the site, measured from the highway boundary.

Reason: To avoid the carriage of mud or other extraneous material or surface water from the site so as to safeguard the interest of highway safety and reduce the risk of flooding and to minimise inconvenience to users of the premises and ensure acceptable parking of vehicles outside highway limits .

5) This permission relates only to the details show on the submitted plan, number 2711/A.

Reason: To identify the approved plan and to avoid doubt.
