Conditions or Reasons for Planning Application - SB/09/00091/FULL
Conditions or Reasons:
1) The site lies within the South Bedfordshire Green Belt, permission will not be granted except in very special circumstances for development for purposes other than agriculture and forestry, mineral working, small scale facilities for outdoor sport and outdoor recreation or other uses appropriate to a rural area which preserve the openness of the Green Belt. No special circumstances have been established in this case. The proposal is therefore contrary to National Planning Policy Guidance Note 2, 'Green Belts'.
2) The intensification of use of the access way in close proximity to numbers 4 and 6 Church Road and the close proximity of the turning area to the private garden of number 6 Church Road would be likely to have an adverse impact on the residential amenity of the occupiers of those adjacent properties by reason of noise, nuisance and disturbance. The proposal is therefore contrary to the principles of good design as set out in national guidance within Planning Policy Statement 1, 'Delivering Sustainable Development' and to Policy BE8 of the South Bedfordshire Local Plan Review.
