Conditions or Reasons:
1) The application site comprises an undeveloped area of paddock/grassland located within the Green Belt. The proposed development would introduce built development into the Green Belt which is identified as inappropriate development at paragraph 89 of the National Planning Policy Framework (NPPF). The erection of a dwelling and garage as proposed would be built development that is by definition inappropriate (NPPF paragraph 87) which would permanently detract from the essential openness of the land as part of the Green Belt. The proposed development would, therefore, be contrary to policy DM6 of Central Bedfordshire Local Development Framework Core Strategy and Development Management Policies, November 2009 and the provisions of section 9 of the NPPF.
2) The application contains insufficient information to show that parking for No.31A can be accommodated in a manner that would not cause increased danger and inconvenience to users of the highway.
