Conditions or Reasons for Planning Application - CB/16/02568/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials as described on Q10 'Materials' of the application form unless otherwise agreed in writing with the Local Planning Authority.

Reason: To safeguard the appearance of the completed development in the interests of the visual amenities of the locality in accordance with policy DM3 of the Core Strategy and Development Management Policies (2009).
3) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no windows shall be inserted into the side (eastern) and rear (southern) elevation of the garden room, without the grant of further specific planning permission from the Local Planning Authority.

Reason: To protect the privacy of neighbouring residents in accordance with policy DM3 of the Core Strategy and Development Management Policies (2009).
4) The building shall only be used for purposes incidental to the enjoyment of the dwelling and shall not be used for commercial purposes.

Reason: To prevent the introduction of an inappropriate use harmful to the residential character of the area in accordance with policy DM3 of the Core Strategy and Development Management Policies (2009).
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers OS site location plan, site/block plan, existing floor plans with proposed location, proposed floor plans and elevations.

Reason: To identify the approved plans and to avoid doubt.
