Conditions or Reasons:
1) The proposed conversion of the property to provide two flats would result in undue noise, disturbance and general activity, and additional traffic movements, amounting to an over-intensive use of the premises. The proposal would accordingly be harmful both to the residential amenity which neighbouring occupiers could reasonably expect to enjoy, and to the established character of the area which is predominantly single family occupation dwellings. The proposal is therefore contrary to the principles of good design set out in Planning Policy Statement 1: 'Delivering Sustainable Development' and contrary to the provisions of Planning Policy Statement 3: 'Housing' and Policies BE8 and H9 of the South Bedfordshire Local Plan Review.
