Conditions or Reasons:
1) The application site lies within the Leighton Buzzard Town Centre Conservation Area and by reason of the proposed internal illumination of the fascia sign and the projection sign, the proposal would neither preserve nor enhance the character and appearance of this part of the Conservation Area and be detrimental to the amenity of the area; as such the proposal is contrary to the advice within Sections 7 and 12 of the National Planning Policy Framework, Policy BE8 of the South Bedfordshire Local Plan Review and the Central Bedfordshire Design Guide, (2014).
