Conditions or Reasons for Planning Application - CB/16/02696/VOC
Conditions or Reasons:
1) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

2) The development shall not be occupied or brought into use until the parking scheme shown on Drawing No. CER 102-11 Rev.F has been completed. The scheme shall thereafter be retained for this purpose.

Reason: To ensure provision for car parking clear of the highway.

3) Visibility splays shall be provided at the means of access from the property onto Chaul End Road. This vision splay shall be provided on each side of the access drive and shall be 2.8m measured along the back edge of the highway from the centre line of the anticipated vehicle path to a point 2.0m measured from the back edge of the footway into the site along the centre line of the anticipated vehicle path. The vision splay so described and on land under the dwelling occupier's control shall be maintained free of any obstruction to visibility exceeding a height of 600mm above the adjoining footway level.

Reason: To provide adequate visibility between Chaul End Road and the amended access, and to make the access safe and convenient for the traffic which is likely to use it.

4) Any gates provided shall open away from the highway and be set back a distance of at least 5.0m from the nearside edge of the carriageway of the adjoining highway.

Reason: To enable vehicles to draw off the highway before the gates are opened.

5) Within three months of the date of this permission, details of the construction and surfacing of the on site vehicular access shall be submitted to and approved in writing by the Local Planning Authority. These details shall include arrangements for surface water drainage from the site to soak away within the site so that it does not discharge into the highway or into the main drainage system.

Reason: To avoid the carriage of mud or other extraneous material or surface water from the site so as to safeguard the interest of highway safety and reduce the risk of flooding and to minimise inconvenience to users of the premises and ensure acceptable parking of vehicles outside highway limits .

6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CER 101- OS, CER 102-1 Rev.A, CER 102-5 Rev.B, CER 102-10 Rev A & CER 102-11 Rev F.

Reason: To identify the approved plans and to avoid doubt.
