Conditions or Reasons for Planning Application - CB/16/02906/FULL
Conditions or Reasons:
1) The site lies within the South Bedfordshire Green Belt. The proposal would spread the footprint of the original development and cumulatively result in a disproportionate addition to the original dwellinghouse and as such would be inappropriate development and have a greater impact on the openness of the Green Belt. No very special circumstances were put forward to outweigh the harm to the Green Belt. The harm would comprise harm by reason of inappropriateness and harm by reason of impact on openness. The proposal is therefore contrary to Section 9 of the National Planning Policy Framework, Policy H13 of the South Bedfordshire Local Plan Review and the Central Bedfordshire Design Guide.
2) The proposed development because of the increased height and width would not relate acceptably in scale and design to the original dwelling which would detract from the character and visual amenities of the area which lies within the Green Belt and would be contrary to the principles of good design. The proposed development would therefore be contrary to Sections 7 and 9 of the National Planning Policy Framework, Policies BE8, H8 and H13 of the South Bedfordshire Local Plan Review and the Central Bedfordshire Design Guide.
