Conditions or Reasons for Planning Application - CB/16/03025/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development shall be carried out only in accordance with the material details submitted to and approved by the Local Planning Authority on 15 July 2016 pursuant to Condition 2 attached to planning permission CB/15/00649/FULL.

Reason: This is a Grade II listed building within the Conservation Area and it is essential that good quality materials are agreed prior to commencement of any construction. Also to ensure that the development is in keeping with the existing listed building and the setting of the Conservation Area in accordance with Policy BE8 of the South Bedfordshire Local Plan Review.
3) The development shall be carried out only in accordance with the external finishes schedule submitted to and approved by the Local Planning Authority on 15 July 2016 pursuant to Condition 3 attached to planning permission CB/15/00649/FULL.

Reason: This is a Grade II listed building within the Conservation Area and it is essential that good quality materials are agreed prior to commencement of any construction. Also to ensure that the character and appearance of the listed building and the Conservation Area is properly maintained, in accordance with Policy BE8 of the South Bedfordshire Local Plan Review.
4) The development shall be carried out only in accordance with the fenestration details submitted to and approved by the Local Planning Authority on 15 July 2016 pursuant to Condition 4 attached to planning permission CB/15/00649/FULL.

Reason: This is a Grade II listed building within the Conservation Area and it is essential that good quality materials are agreed prior to commencement of any construction. Also to ensure that the character and appearance of the listed building and the Conservation Area is properly maintained, in accordance with Policy BE8 of the South Bedfordshire Local Plan Review.
5) The development shall only be carried out in accordance with the making good details submitted to and approved in writing by the Local Planning Authority on 15 July 2016 pursuant to Condition 5 attached to planning permission CB/15/00649/FULL.

Reason: To ensure that the special historical and architectural interest and integrity of the listed building is conserved and maintained in accordance with Policy BE8 of the South Bedfordshire Local Plan Review.
6) The development shall be carried out only in accordance with the thatching specification submitted to and approved by the Local Planning Authority on 15 July 2016 pursuant to Condition 6 attached to planning permission CB/15/00649/FULL.

Reason: To ensure that the special historical and architectural interest and integrity of the listed building is conserved and maintained, in accordance with Policy BE8 of the South Bedfordshire Local Plan Review.
7) The development shall only be carried out in accordance with the drawn constructional details submitted to and approved in writing by the Local Planning Authority on 16 August 2016 pursuant to Condition 7 attached to planning permission CB/15/00649/FULL.

Reason: To ensure that the development is carried out in a manner that safeguards the historic character and appearance of the Conservation Area and the listed building, in accordance with Policy BE8 of the South Bedfordshire Local Plan Review.
8) The development shall only be carried out in accordance with the drawn section details submitted to and approved in writing by the Local Planning Authority on 15 July 2016 pursuant to Condition 8 attached to planning permission CB/15/00649/FULL.

Reason: To ensure that the development is carried out in a manner that safeguards the historic character and appearance of the Conservation Area and the listed building, in accordance with Policy BE8 of the South Bedfordshire Local Plan Review.
9) Notwithstanding the details submitted with this application, no occupation of the extensions to the existing dwelling shall take place until a scheme identifying the construction and surfacing of the proposed vehicular access have been submitted to and approved in writing by the Local Planning Authority for a distance of 5.00 metres into the site, measured from the highway. The development shall be carried out only in accordance with the approved details.

Reason: To avoid the carriage of mud or other extraneous material or surface water from the site so as to safeguard the interest of highway safety and reduce the risk of flooding and to minimise inconvenience to users of the premises and ensure acceptable parking of vehicles outside highway limits in accordance with Policy BE8 of the South Bedfordshire Local Plan Review.
10) Other than as specified in the Key for Alterations to Existing Listed Building included on submitted drawing no. CBC\002, no part of the timber framing of the existing listed building, including roof structure framing, shall be removed or altered without the express written agreement of the Local Planning Authority.

Reason: To ensure that the development is carried out in a manner that safeguards the historic character and appearance of the area, in accordance with Policy BE8 of the South Bedfordshire Local Plan Review.
11) Before the new access is first brought into use, any existing access within the frontage of the land to be developed, not incorporated in the access hereby approved shall be closed in a manner to the Local Planning Authority's written approval.

Reason: In the interests of road safety, in accordance with Policy BE8 of the South Bedfordshire Local Plan Review.
12) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC/001, CBC/002, 1219PP20E, 1219PP01A.

Reason: To identify the approved plan/s and to avoid doubt.
