Conditions or Reasons for Planning Application - CB/16/03361/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Before the extended premises are first occupied, the existing front garden wall shall be altered to provide an off-street parking space measuring a minimum 2.5m x 5.0m. All on site vehicular areas shall be surfaced in a manner to the Local Planning Authority's approval so as to ensure satisfactory parking of vehicles outside highway limits and arrangements shall be made for surface water from the site to be intercepted and disposed of separately so that it does not discharge into the highway.

Reason: To enable vehicles to draw off and park clear of the highway, thus minimising danger, obstruction, and inconvenience to users of the highway and of the premises.
3) Notwithstanding the details shown on the submitted drawing number JJ16/099/001 Rev A or the provisions of the Town and Country Planing General permitted Development Order 1995, or any amendments thereto, no doors or gates shall be affixed to the front of the car port and the car port shall not be used for any purpose, other than as a parking space, unless permission has been granted by the Local Planning Authority on an application made for that purpose.

Reason: To retain off-street parking provision and thereby minimise the potential for on-street parking which could adversely affect the convenience of road users.
4) The first floor and roof windows in the north east facing elevation of the development hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through them at all times and shall be non-opening, unless the parts of the windows which can be opened are more than 1.7m above the floor of the rooms in which the windows are installed. No further windows or other openings shall be formed in the north east facing elevation of the development at first and roof floors.

Reason: To safeguard the privacy of occupiers of adjoining properties.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 001/A as revised by 002/A

Reason: To identify the approved plans and to avoid doubt.
