Conditions or Reasons for Planning Application - CB/16/03397/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The development shall not be brought into use until the widened junction of the proposed vehicular access with the highway has been constructed in accordance with the approved details. (See Notes to Applicant)

Reason: In order to minimise danger, obstruction and inconvenience to suers of the highway and the premises.
4) Before the modified access is first brought into use, a triangular vision splay shall be provided on the west side of the widened access and shall measure 1.0.m along the fence, wall, hedge or other means of definition of the front boundary of the site, and 1.0m measured into the site at right angles to the same line along the side of the widened access drive. The vision splays so described shall be maintained thereafter free of any obstruction to visibility exceeding a height of 600mm above the adjoining carriageway level.

Reason: To provide adequate visibility between the existing highway and the widened access, and to make the access safe and convenient for the traffic which is likely to use it.

5) The proposed widened vehicular access shall be surfaced in bituminous or other similar durable materials (not loose aggregate) as may be approved in writing by the Local Planning Authority for a distance of 5m into the site, measured from the highway boundary, before the premises are occupied. Arrangements shall be made for surface water drainage for the site to be intercepted and disposed of separately so that it does not discharge into the highway.

Reason: To avoid the carriage of mud or other extraneous materials or surface water from the site into the highway so as to safeguard the interests of highway safety.
6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers SE3041/A, SE3041/1/B and SE3041/2/A.

Reason: To identify the approved plans and to avoid doubt.
