Conditions or Reasons:
1) The proposed change of use is not considered to fall within the scope of permitted development under Class Q, Part 3, Schedule 2 of the Town and Country Planning (General Permitted Development) (England) Order 2015, in that the proposed design, identified on plan number 16-06 would result in an obtrusive and uncomfortably assertive new 2 storey dwelling, located in a relatively sensitive location, adjoining the historic group of former farm buildings within the conservation area, by reason of the scale and proportions of the fenestration, including roof lights and doors. As such the proposal would be contrary to Policy BE8 of the South Bedfordshire Local Plan Review 2004 and the National Planning Policy Framework.
