Conditions or Reasons for Planning Application - CB/16/03489/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, samples of the following shall be made available on site for inspection by, and written approval of, the Local Planning Authority and the approved development shall be undertaken thereafter strictly in accordance with the approved details:

- face brick to be used, as appropriate, in the infill of the boundary wall doorway hereby approved
- brick to be used, including replacement/additional wall cappings and drip detail sections, in the boundary wall raising hereby approved.

Reason: To ensure that the approved development maintains the traditional character of the boundary wall and the positive contribution the boundary wall makes to the traditional character of the streetscene and Conservation Area.

3) Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, manufacturer's details of the replica traditional four-panelled exterior doors to be used, as appropriate, in the finishing of blocked openings hereby approved, shall be submitted to, and approved in writing by, the Local Planning Authority and the approved development shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To ensure that the approved development maintains the traditional character of the property and the positive contribution the property and its boundary walling make to the traditional character of the streetscene and Conservation Area.

4) All external works for the extension hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers PP16-21001/ Rev. A, PP16-21003/ Rev. B, PP16-21004/ Rev. F and PP16-21005.

Reason: To identify the approved plans and to avoid doubt.
