Conditions or Reasons:
1) The proposed development would result in an obstruction to pedestrian/driver intervisibility, which would create conditions of danger and inconvenience to users of the highway and users of the property. The proposal is therefore contrary to Section 10 (Movement and Streets) of the Central Bedfordshire Design Guide.
2) The gates and brick pillars are situated at a prominent position at the entrance to a large estate characterised by an open and soft landscaped nature. Because of their hard nature and design, including excessive height, they are harmful to the visual amenities of the street scene and are out of character with the local area. The development is therefore contrary to the principles of good design within Policy BE8 of the South Bedfordshire Local Plan Review, Section 5 of the Central Bedfordshire Design Guide and Section 7 of the National Planning Policy Framework.
