Conditions or Reasons:
1) The site lies beyond the settlement boundary of the adjacent village of Flitton. The proposed development would be contrary to the sustainable objectives of the National Planning Policy framework as it is within the open countryside, where permission will not be granted except in special circumstances for development for purposes other than those listed in paragraph 55 of the NPPF. The proposed development would because of its scale and domestic paraphernalia be materially more harmful to the openness of the countryside than the existing and fails to respect the semi rural character of this part of the open countryside. The development is therefore contrary to Policy DM4 of the Core Strategy and Development Management Policies 2009 and national advice within the National Planning Policy Framework 2012.
