Conditions or Reasons for Planning Application - CB/16/03718/PAAD
Conditions or Reasons:
1) The development hereby granted prior approval shall be completed within three years from the date of this permission.

Reason: To comply with Paragraph Q.2 (3) of Class Q of Part 3 of Schedule 2 of the Town and Country Planning (General Permitted Development) Order 2015.
2) Prior to occupation a minimum of 3 integral bat tubes / bricks shall be incorporated in to the conversion and 3 nest boxes / bricks shall be provided for swifts/ house sparrow.

Reason: To ensure existing or new habitats affected by development are managed effectively over an established period.

3) The presence of a protected species is a material consideration and mitigation will be required in the development to provide alternative roosting opportunities for bats alternative nest provision for swallows should also be provided as per the recommendations in part 6 of the Protected Species report dated July 2016.

A European Protected Species license under the Conservation (Natural Habitats etc) Regulations 1994 (as amended) will need to be obtained from Natural England to allow works to proceed.

Reason: To ensure existing or new habitats affected by development are managed effectively over an established period.

4) This approval relates only to the details shown on the submitted plans, numbers 1601-01; 1601-02; 1602-03; 1601-04; 1601-05; 1601-06; 1601-07 and the Protected Species Survey dated July 2016.

Reason: To identify the approved plan/s and to avoid doubt.
