Conditions or Reasons for Planning Application - CB/16/03789/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the host dwelling.

Reason: To ensure that the proposed development/work is carried out in a manner that safeguards the historic character and appearance of the area.

3) No works for the new garage hereby approved shall take place until drawings of the doors to a scale of 1:10 or 1:20, together with a specification of the materials and finishes has been submitted to and approved in writing by the Local Planning Authority. Details provided shall clearly show a section of the door panels, the position of the door frame in relation to the face of the wall, the depth of the reveal and arch and sill details. The development shall be carried out only in accordance with the approved details.

Reason: To ensure that the proposed development/work is carried out in a manner that safeguards the historic character and appearance of the area.

4) Prior to the use of the garage hereby approved a minimum of 1 bird box shall be provided.

Reason: The site lies in the Greensand Ridge Nature Improvement Area
(Policy CS18, CS&DMP)
5) The garage hereby permitted shall be kept available for the parking of motor vehicles at all times. The garage shall be used solely for the benefit of the occupants of the dwelling of which it forms part and their visitors and for no other purpose and permanently retained as such thereafter.

Reason: The ancillary accommodation created by the development is not suitable, because of the circumstances of the site, to be used as a separate, independent residential unit and to prevent the building from being used for commercial purposes to the detriment of the locality.
6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plan, number SK21F

Reason: To identify the approved plan and to avoid doubt.
