1) The development would result in the intensification in use of a sub-standard vehicular access that would undermine the safe and free flow of traffic, pedestrians and cyclists in the area, contrary to Policy DM3 of the Central Bedfordshire Core Strategy and Development Management Policies, the Central Bedfordshire Design Guide (2014) and the National Planning Policy Framework (2012).The traffic impacts would be severe.
