Conditions or Reasons for Planning Application - CB/09/05036/TP
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Before the fence is erected, and notwithstanding the details shown on the approved plan, the position of the proposed fence shall be pegged out on site and its position agreed and confirmed in writing by the Local Planning Authority. The fence shall be erected only in the agreed position.
REASON: To enable consideration to be given to the precise position of the proposed fence.
3) Prior to the erection of the 1.83 metre high fence to the rear boundary a method statement must be submitted and approved by the Local Planning Authority, that will demonstrate that all major roots of the existing trees will be safeguarded from damage caused by the digging of posts. The development shall be carried out only in accordance with the approved method statement.
REASON: To ensure the safeguarding of the protected trees along Little Green Lane.
4) This permission relates only to the details shown on Location Plan, Block Plan and Elevation Plan received 30/04/09 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plans and to avoid doubt.
