Conditions or Reasons:
1) The proposal by reason of the incongruous design with high eaves, crown roof form and closeness to the boundary represents an undesirable form of development inappropriate to and at variance with the prevailing form of development in the vicinity and harmful to the design of the existing property. The proposal would therefore be contrary to policies BE8 and H8 of the South Bedfordshire Local Plan Review, the design principles of the Central Bedfordshire Design Guide 2014 and the requirement for good design as set out in Section 7 of the National Planning Policy Framework.
