Conditions or Reasons:
1) The proposed development would result in the loss of one parking space and potentially add to the demand for parking by creating a two bedroom unit and thereby makes inadequate, acceptable alternative provision for the parking standard of one parking space per dwelling as approved under planning application SB/07/00699/FULL and contrary to the parking requirements of the Central Bedfordshire Design Guide. This would be likely to lead to an increase in on-street parking on Winfield Street (which is already an area under severe parking pressure) resulting in traffic congestion and additional hazards for highway users. The proposal is therefore contrary to Section 1 of the Central Bedfordshire Design Guide, Policy T10 of the South Bedfordshire Local Plan Review and Section 4 of the National Planning Policy Framework.
