Conditions or Reasons:
1) The proposed one bedroom annexe to No. 42 Sundon Road would, by reason of its excessive size, backland location and lack of connections with the host dwelling appear as an independent dwelling rather than an ancillary and subservient annexe to No. 42 Sundon Road. The development would appear cramped (by way of width) within the rear garden environment of No. 42 Sundon Road to the detriment to the established character of the area. The proposal would thus be in conflict with the principle of good design as set out in the National Planning Policy Framework, Policies DM3 and DM4 of the Core Strategy and Development Management Policies (2009), and the Central Bedfordshire Design Guide.
