Conditions or Reasons for Planning Application - CB/16/04117/FULL
Conditions or Reasons:
1) The proposal by reason of its excessive size, unsatisfactory design and siting would result in an undesirable and unacceptable cramped and confined form of development to the detriment of the character and appearance of the area; as such the proposal is contrary to Policy DM3 of the Core Strategy and Development Management Policies (2009), the Central Bedfordshire Design Guide (March 2014) and Section 7 of the NPPF.
2) The proposal by reason of its size, unsatisfactory design and siting would result in an undesirable and unacceptable form of development such that it would have an adverse impact on the amenity of the occupiers of no. 60 Arundel Road by way of a loss of privacy of their rear amenity space; as such the proposal is contrary to Policy DM3 of the Core Strategy and Development Management Policies (2009) and the Central Bedfordshire Design Guide (March 2014).
