Conditions or Reasons for Planning Application - CB/16/04261/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the submitted plans, no development shall take place until samples of the materials to be used in the construction of the external surfaces of the development hereby permitted have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: The details are required before commencement of development to control the appearance of the building in the interests of the visual amenities of the locality in accordance with policies DM3 and DM13 of the Core Strategy and Development Management Policies (2009) and Section 7, NPPF.
3) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no windows shall be inserted into the eastern flank elevation of the proposed extension, without the grant of further specific planning permission from the Local Planning Authority.

Reason: To protect the privacy of neighbouring residents in accordance with Policy DM3 of the Core Strategy and Development Management Policies (2009) and Section 7, NPPF.
4) The ground floor bathroom window in the side (western) elevation of the development hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through it at all times and shall be non-opening, unless the parts of the window which can be opened are more than 1.7m above the floor of the room in which the window is installed. No further windows or other openings shall be formed in the eastern elevation.

Reason: To safeguard the privacy of occupiers of adjoining properties in accordance with Policy DM3 of the Core Strategy and Development Management Policies (2009) and Section 7, NPPF.
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers Site plan, Block plan, Revision 002 (sheet 1 of 1), Design & Access Statement 4/10/16.

Reason: To identify the approved plans and to avoid doubt.
