Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Unless otherwise agreed in writing, the garage hereby permitted shall be carried out in materials detailed on drawing no. B-16-51-1 Rev A.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) Within 6 months of the date of this permission, the outbuildings marked 'to be demolished' on the Site Location Plan (CBC/001) received 01/08/16 shall be demolished and the site cleared. Photographic evidence shall then be submitted in writing to the Local Planning Authority.

Reason: To maintain the openness of the Green Belt.

4) This approval relates only to the details shown on the submitted plans, numbers CBC/001, CBC/002, B-16-51-1 Rev A & B-16-51-2 Rev A.

Reason: To identify the approved plans and to avoid doubt.
