Conditions or Reasons:
1) The proposed development by virtue of its size and siting would have a cramped appearance and appear at odds with the prevailing character of the area and harmful to the visual amenity of the streetscene. Furthermore the development would be likely to have an adverse affect on an important landscaped visual buffer between Readers Close and the adjacent industrial premises harmful to the visual amenity of the streetscene and of nearby residents. The proposal is therefore contrary to the principles of good design as set out in Planning Policy Statement 1: 'Delivering Sustainable Development' and Policies H8 and BE8 of the South Bedfordshire Local Plan Review.
