Conditions or Reasons for Planning Application - CB/16/04605/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The building shall only be used for storage associated with the tree nursery and forestry depot at the site.

Reason: To ensure that the development constitutes appropriate development in the Green Belt.
3) No development shall commence at the site before the tree protection fencing shall be erected and positioned in strict accordance with Section 6.0 "Recommendations" of the "Tree Survey Report (Pre-Development)" prepared by RGA Arboricultural Consultants dated September 2016, which includes Appendix 3 "Tree Constraints & Protection Plan" dated 5th September 2016. The fencing shall then remain securely in position throughout the entire course of the development.

Reason: To ensure the satisfactory protection of retained trees in the interests of maintaining rural character, biodiversity and effective screening.
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans and documents reference: 1621/1, 1621/2, 'Elevation', Topographical Survey, Tree Survey Report with appendices, Ecological Report, Planning Statement and Drainage Strategy.

Reason: To identify the approved plans and to avoid doubt.
