Conditions or Reasons for Planning Application - CB/16/04647/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) An electrically operated garage door, which does not project beyond the face of the garage, shall be used and shall be of the type that is remotely controlled from the vehicle using the garage. The type of door and remote control shall thereafter be permanently retained on site unless otherwise agreed in writing by the Local Planning Authority.

Reason: To avoid the need to park across the footway whilst the garage door is being opened thereby avoiding obstruction to the public footway to the inconvenience of users of that footway.

4) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), the garage hereby permitted shall be kept permanently available for the parking of motor vehicles.

Reason: To ensure that off-street parking is retained in the interests of highway safety.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plan, number RM 16/048.1C

Reason: To identify the approved plan and to avoid doubt.
