Conditions or Reasons for Planning Application - CB/16/04757/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No development shall take place until samples of the materials to be used in the construction of the external surfaces of the development hereby permitted have been submitted to and approved in writing by the Local Planning Authority. The proposed flat roof shall be finished in a sheet metal covering, details of which shall be submitted to, and approved in writing by, the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality.

3) Before development/work begins and notwithstanding the details submitted with the application, details of the materials to be used for the external windows, doors, walls, roofs and rainwater goods of the proposed building/s shall be submitted to and approved in writing by the Local Planning Authority. The development/work shall be carried out only in accordance with the approved details.

Reason: To ensure that the development/work is in keeping with the existing building.

4) Before development/work begins and notwithstanding the details submitted with the application, full detailed drawings of the proposed parapet wall shall be submitted to and approved in writing by the Local Planning Authority. The development/work shall be carried out only in accordance with the approved details.

Reason: To ensure that the development/work is in keeping with the existing building.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers E001.00 Site location plan; E030.00 Existing rear elevation and sectional front elevation; E031.00 Existing side elevations; E110.01/ rev A Existing ground floor layout plan; E110.01/ rev A Existing first floor and roof layout plan; 031.00 Proposed side elevations; 110.01/ rev A Proposed ground floor layout plan; 110.01/ rev A proposed first floor and roof layout plan; 030.00 Proposed rear elevation and sectional front elevation

Reason: To identify the approved plans and to avoid doubt.
