| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The roof of the extension hereby approved shall be finished in slate and the external walls of the extension hereby approved shall be finished with render.
Reason: To safeguard the appearance of the site and the wider Area of Outstanding Natural Beauty by ensuring that the development hereby permitted is finished externally with materials appropriate to the dwelling and its surroundings..

Prior to commencement of the construction of the extension hereby approved the areas of the dwelling marked for demolition on Diag 2 of the Planning Statement shall be demolished and all resultant detritus completely removed from the site.
Reason: The demolition must take place prior to the construction of the extension in the interests of protecting the openness of the Green Belt.

Notwithstanding the provisions of Part 1, Class A of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no extensions to the dwelling known as Woodside, Oldhill Wood (other than that permitted by this planning permission) shall be carried out without the grant of further specific planning permission from the Local Planning Authority.
Reason: To control the bulk, mass and scale of the dwelling in the interests of protecting the openness of the Green Belt.

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 1302:21, 1302:22, 1302:23, 1302:24, 1302:25, 1302:25, 1302:27, 1302:28 Rev A, 1302:29 Rev A, 1302:30 Rev A and 1302:31 Rev A.
Reason: To identify the approved plans and to avoid doubt. |
