Conditions or Reasons for Planning Application - CB/16/04819/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no external doors (other than that shown on approved drawing no. A0549-003 Rev A) shall be inserted into the front or side elevation of the proposed extension, without the grant of further specific planning permission from the Local Planning Authority.

Reason: To prevent the loss of interlinkages between the extension and the host dwelling and to prevent the insertion of an additional front door, which would be to the detriment of the character and appearance of the area.

4) The proposed ancillary accommodation shall not be first occupied or brought into use until the modified/widened access has been formally constructed in accordance with Central Bedfordshire Council's Specification for vehicular access.

Reason: In order to minimise conditions of danger, obstruction and inconvenience to users of the highway and the premises.

5) The development shall not be first occupied or brought into use until the parking scheme shown on Drawing No. A0549-001 Rev A has been completed. The scheme shall thereafter be retained for this purpose. The scheme shall be implemented in a manner that includes arrangements for surface water from the site to be intercepted and disposed of separately so that it does not discharge into the highway.

Reason: To ensure provision for car parking clear of the highway.

6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers A0549-001 Rev A, A0549-002 and A0549-003 Rev A.

Reason: To identify the approved plans and to avoid doubt.
