Conditions or Reasons for Planning Application - CB/16/04901/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Before development/work begins and notwithstanding the details submitted with the application, details of the materials to be used for the external walls, roofs, doors and rainwater goods of the proposed building/s shall be submitted to and approved in writing by the Local Planning Authority. The development/work shall be carried out only in accordance with the approved details.

Reason: To ensure that the development/work is in keeping with the character of the Conservation Area.

3) No development shall take place until drawings of all new and proposed replacement doors and garage doors to a scale of 1:10 or 1:20, together with a specification of the materials and finishes has been submitted to and approved in writing by the Local Planning Authority. The development shall be carried out only in accordance with the approved details.

Reason: To ensure that the proposed development/work is carried out in a manner that safeguards the historic character and appearance of the area.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 15-089-1000A, 15-089-1001A, 15-089-100, 15-089-101A, 15-089-102, 15-089-103A, 15-089-104.

Reason: To identify the approved plans and to avoid doubt.
