Conditions or Reasons for Planning Application - CB/16/05025/VOC
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development Order) 2015, (or any Order revoking or re-enacting that Order with or without modification) no works shall be commenced for the extension or material alteration of the building, or the erection of any fence, wall or means of enclosure until detailed plans and elevations have been submitted to and approved in writing by the Local Planning Authority.

Reason: To safeguard the appearance of the development in the interests of the visual amenities of the Conservation Area and the setting of the Listed Building.
3) Notwithstanding the provisions of Part 1, Class A of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no extensions to the building hereby permitted shall be carried out without the grant of further specific planning permission from the Local Planning Authority.

Reason: To control the external appearance of the building/s in the interests of the amenities of the area, the adjacent Listed Building, and the Conservation Area.

4) Notwithstanding the provisions of Part 1 Class E of Schedule 2 to the Town and Country (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no buildings or other structures shall be erected or constructed within the curtilage of the property without the grant of further specific planning permission from the Local Planning Authority.

Reason: To control the development in the interests of the visual amenity of the area.

5) Prior to the site being used as an independent dwelling house or holiday let a plan shall be submitted to and agreed in writing by the Local Planning Authority showing a defined curtilage for the application site.

Reason: To define the residential curtilage of the property, and to protect the character of the area in accordance with the National Planning Policy Framework.
6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, number SE2377/6.

Reason: To identify the approved plan/s and to avoid doubt.
