Conditions or Reasons:
1) The proposed one bedroom annexe to No. 8 Fallowfield would, by reason of its excessive size, backland location and lack of connections with the host dwelling appear as an independent dwelling rather than an ancillary and subservient annexe to No. 8 Fallowfield. The development would appear overbearing (by way of scale) within the rear garden environment of No. 8 Fallowfield to the detriment to the established character of the area. The proposal would thus be in conflict with the principle of good design as set out in the National Planning Policy Framework, Policies BE8 and H8 of the South Bedfordshire Local Plan Review, and the Central Bedfordshire Design Guide.
