Conditions or Reasons:
1) The application site, Whitestyles, is located in a prominent position on the crown of the hill at High Street, Upper Gravenhurst. The proposed raising of the roof and enlargement to the roof by the addition of three front dormers would result in the dwellinghouse appearing overly prominent and subsequently dominant in the streetscene and locality and the proposed development would be inappropriate in scale and design to the setting and not respecting of the local distinctiveness of the two storey development and thereby would detract from the character and sense of place of the locality, contrary to Policy DM3 of the Core Strategy and Development Management Policies (2009) and section 7 of the National Planning Policy Framework, which requires good design as a key aspect of sustainable development.
