Conditions or Reasons for Planning Application - CB/16/05475/FULL
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Before development begins, samples of the materials to be used for the external walls and roofs of the new building shall be submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building and the visual amenities of the area which is within the Green Belt and AGLV and adjoining the AONB.

3) The building hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the principle dwelling house known as Fairway House and it shall not be occupied as a separate independent dwelling or for any other purpose.

Reason: In order to ensure that no separate residential use commences which would be inappropriate in the Green Belt and in highway terms given its location, means of access and parking provision.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC/001 - CBC/006.

Reason: For the avoidance of doubt.
