Conditions or Reasons for Planning Application - CB/16/05519/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) No development shall take place until a detailed scheme for protecting the proposed residential units from noise has been submitted to and approved in writing by the local planning authority.  None of the dwellings shall be occupied until such a scheme has been implemented in accordance with the approved detail, and it shall be retained in accordance with those details thereafter.

Reason: A pre commencement condition is required to ensure that the development ensures that an acceptable noise environment and level of amenity for future occupants of the development.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers os 1:1250, 100P/SK A 16B, 20P/SK D 16D.

Reason: To identify the approved plans and to avoid doubt.
