Conditions or Reasons:
1) The site lies within the South Bedfordshire Green Belt and the proposal would therefore conflict with national guidance in Planning Policy Guidance Note 2 "Green Belts" whereby within the Green Belt permission will not be granted except in very special circumstances for development for purposes other than agriculture and forestry, mineral working, small scale facilities for outdoor sport and outdoor recreation or other uses appropriate to a rural area which preserve the openness of the Green Belt. In the opinion of the Local Planning Authority no very special circumstances have been established in this case. The proposed development would therefore cause significant harm to the Green Belt by reason of inappropriateness. The proposed development would also cause harm to the openness and character of the area and to the purposes of including land in the Green Belt.
