Conditions or Reasons:
1) The proposed development would, because of its size, bulk, siting and unsympathetic design, appear unduly overbearing and would result in an unacceptable loss of light of the adjoining properties at Nos 20 and 24 Sharpenhoe Road. The proposal is therefore contrary to the principles of good design as set out in Chapter 7 of the National Planning Policy Framework, Policies BE8 and H8 of the South Bedfordshire Local Plan Review and the Central Bedfordshire Design Guide 2014.
2) The application site is too restricted in size for the proposed development which would appear as a cramped form of overdevelopment in relation to the original property and adjoining buildings which would be out of character with the surrounding area. The proposal is therefore contrary to the principles of good design set out in Policy BE8 of the South Bedfordshire Local Plan Review and Chapter 7 of the National Planning Policy Framework.
