Conditions or Reasons:
1) The proposed new dwelling would have a limited gap between itself and No.30 and similarly to the side boundary, resulting in a form of development on a prominent corner location which would appear unduly cramped, out of keeping with and harmful to the appearance of the surrounding area. The proposal would therefore be contrary to policy DM3 of the Core Strategy and Development Management Policies Document (2009) and the Design Guide (2014).
