Conditions or Reasons: | 1)
Prior to demolition, a Tree Protection Plan shall be submitted to and approved in writing by the Local Planning Authority, based on the requirements of BS 5837 : 2012 "Trees in relation to design, demolition and construction". The Tree Protection Plan shall indicate the precise position and design specification of tree protection barrier fencing for all existing trees within the site curtilage, and the subsequent approved plan shall then be fully implemented before the commencement of all demolition operations.
Reason: To ensure that a satisfactory standard of protection is maintained in respect of the required Root Protection Areas, calculated for each tree under the requirements of BS 5837 :2012, during all demolition and clearance work in order to safeguard the rooting system and rooting medium of retained trees, so as to ensure their continued health, stability and amenity value. (Policy BE8, SBLPR and Sections 7 and 11, NPPF) |

Prior to demolition, a Demolition Method Statement shall be submitted to and approved in writing by the Local Planning Authority, clearly outlining the method of operation that will be undertaken in order to incorporate a system that has identified the positions of all existing trees within the site, and will successfully protect them from damage incurred throughout the entire demolition and clearance process. The approved Demolition Method Statement shall then be strictly adhered to throughout the entire demolition process.
Reason: To ensure that the existing branch spread of retained trees is fully acknowledged as part of the demolition process, and that the need to protect the canopies from damage has been duly identified, properly assessed and adequately planned as part of the demolition operations.
