Conditions or Reasons for Planning Application - CB/16/05715/FULL
Conditions or Reasons:
1) The development would cause harm to the character and appearance of the area by extending built development in to the countryside and due to its siting and overall height, would appear incongruous. The potential benefits to be had from the development contributing to the councils housing supply including the policy presumption in favour of using land effectively are acknowledged but are not considered sufficient to outweigh the identified harm in terms of visual intrusion. The proposal therefore fails to conform with policies CS14, CS16, DM3 and DM4 of the Core Strategy for the North of Central Bedfordshire, the Central Bedfordshire Design Guide and the NPPF.
2) The proposed development due to its design and siting, would give rise to an overbearing impact to an unacceptable degree on the occupiers of the adjacent property of The Pigling and as such is contrary to policy DM3 of the Core Strategy for the North and Section 7 of the NPPF.
