Conditions or Reasons for Planning Application - CB/16/05742/FULL
Conditions or Reasons:
1) The site lies within the South Bedfordshire Green Belt where permission will not normally be granted for inappropriate development except in cases where very special circumstances for development are present. It has been established that there is no viable need for the proposed agricultural workers dwelling and no very special circumstances exist in this case. The development would have a harmful impact on the openness of the Green belt and is therefore contrary to Section 9 of the NPPF and policies NE13, NE10 and BE8 of the South Bedfordshire Local Plan Review 2004.
2) The proposed agricultural workers dwelling would be located outside of the existing built form of the farmyard in an otherwise open area of countryside. It would encroach on the open countryside and would be highly visible, it would therefore have a detrimental impact on the character and appearance of the area and the openness of the Green Belt contrary to Section 9 of the National Planning Policy Framework and Policies BE8, NE13, H10 and H15 of the South Bedfordshire Local Plan Review.
