Conditions or Reasons for Planning Application - CB/16/05781/PAAD
Conditions or Reasons:
1) The development hereby granted prior approval shall be completed within three years from the date of this permission.

Reason: To comply with Paragraph Q.2 (3) of Class Q of Part 3 of Schedule 2 of the Town and Country Planning (General Permitted Development) Order 2015.
2) Notwithstanding the provisions of Part 1, Class A of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no extensions to the dwelling hereby permitted shall be carried out without the grant of further specific planning permission from the Local Planning Authority.

Reason: To prevent harm being caused to the openness of the Green Belt.

3) Notwithstanding the provisions of Part 1, Class E of Schedule 2 to the Town and Country (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no buildings or other structures shall be erected or constructed within the curtilage of the dwelling without the grant of further specific planning permission from the Local Planning Authority.

Reason: To prevent harm being caused to the openness of the Green Belt.

4) A scheme shall be submitted for approval in writing by the Local Planning Authority indicating the position and type of boundary treatment to be erected around the curtilage of the site as defined on approved drawing no. Newton-02. The boundary treatment shall be completed in accordance with the approved scheme before the dwelling is first occupied and shall be retained thereafter.

Reason: To prevent the encroachment of the residential curtilage into the countryside in the interests of protecting the openness of the Green Belt.

5) In accordance with Part 3, Class Q, condition Q.2 (2), before development commences, an application for a determination as to whether or not prior approval is required with regard to the external appearance of the building shall be submitted to the Local Planning Authority.

Reason: To comply with Paragraph Q.2 (2) of Class Q of Part 3 of Schedule 2 of the Town and Country Planning (General Permitted Development) Order 2015.
6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers Newton-01, Newton-02 & Newton-03.

Reason: To identify the approved plans and to avoid doubt.
