| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

The landscape planting scheme, as indicated on the "Proposed Ground Floor Plan" (Drawing No. 466S/TP/001) shall be fully implemented in the planting season following completion of development. The specified hedgerow plants shall be supplied as 60 to 90cm high "Transplants", be randomly mixed, and planted at 40cm centres between plants, in double staggered rows set 40cm apart. The Field Maple tree shall be supplied at a planting size which is at least a "Selected Standard" of girth size 10 to 12cm, and be of a fastigiate cultivar such as 'Elsrijk' or 'Elegant'. The landscaping scheme shall then be maintained for a period of 5 years until satisfactorily established, with any losses replaced in the following planting season, and in accordance with the landscape planting scheme and planting condition.
Reason: To secure the successful landscape planting of a screening belt along the rural boundary of the property, in the interests of visual amenity and maintaining rural character.

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 466S/EX/001, 466S/EX/002 Rev A, 466S/TP/001, 466S/TP/002 and 466S/TP/003.
Reason: To identify the approved plans and to avoid doubt. |
