Conditions or Reasons for Planning Application - CB/16/05922/FULL
Conditions or Reasons:
1) The site is outside the Sandy Settlement Envelope and is within the open countryside. The proposed development would, by reason of its location, introduce an additional residential dwelling onto the site which is considered to be in an isolated and unsustainable location whereby any future occupants would be reliant on a car to meet their day to day needs. As such the proposal would be contrary to the objectives of the National Planning Policy Framework (2012) and Policy DM4 (Development Within and Beyond Settlement Envelopes) of the Central Bedfordshire Core Strategy and Development Management Policies (2009).
2) The development, by reason of the small and overlooked amenity area to the rear and the unsuitable amenity area adjacent to the A1 carriageway would provide a substandard level of amenity for future occupants, contrary to the objectives of the National Planning Policy Framework (2012), Policy DM3 of the Core Strategy and Development Management Policies (2009) and the Central Bedfordshire Design Guide (2014).
