Conditions or Reasons for Planning Application - CB/17/00082/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) The building hereby permitted shall only be used for storage purposes in connection with and ancillary to the timber, wood processing, production and groundwork business on the site and for no other purposes.

Reason: To ensure no additional traffic is drawn to the premises in the interest of highway safety.
3) All external works hereby permitted shall be carried out in materials as detailed in plan number A 42009 06A.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to complement the existing building and the visual amenities of the locality.
4) No works shall commence on site until the existing storage buildings to be demolished as identified on plan number A 42009 04 are completely removed from the site.

Reason: This application is allowed on the basis of a replacement building. The cumulative impact of an additional building retained on the site may be harmful to the openness of the countryside.
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers A 42009 04, A 42009 05A, A 42009 06A.

Reason: For the avoidance of doubt.
