| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Policies BE8 & H8, SBLPR and Section 7, NPPF) |

The development hereby permitted shall not be commenced until a detailed surface water drainage design has been submitted to, and approved in writing by, the Local Planning Authority. The design shall be fully implemented and subsequently maintained, in accordance with the timing / phasing arrangements embodied within the scheme, or within any other period as may subsequently be agreed, in writing, by the Local Planning Authority.
The scheme to be submitted shall include: 1. Details of flood proofing of the proposed extension; in accordance with 'Improving the flood performance of new buildings' CLG (2007).
2. Details of the anticipated flood level and finished floor levels of the proposed extension.
3. Details of the surface water drainage scheme including its final layout and design, operational standards, implementation, and long term management; in accordance with; Non-statutory technical standards for sustainable drainage systems' DEFRA (2015).
4. Details of the ground conditions at the site, including the seasonal ground water table and its influence on the proposed drainage scheme with appropriate mitigation.
5. Details to demonstrate the surface water scheme will remain operational during times of fluvial flooding and any details of any flood compensation as may be required by the Environment Agency.
6. Supporting plans and calculations to demonstrate the above.
Reason: To ensure the approved system will function to a satisfactory minimum standard of operation and prevent the increased risk of flooding both on and off site for the lifetime of the development in accordance with para 103 NPPF and the Non-statutory technical standards for sustainable drainage systems (DEFRA, 2015); and to ensure that the implementation and long term operation of a sustainable drainage system is in line with what has been approved, in accordance with Written statement - HCWS161. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers GLEN/10E/Sk (A) 16, GLEN/10P/Sk (A) 16 and CBC/001.
Reason: To identify the approved plans and to avoid doubt. |
